Consultant Mechanical and Electrical Surveyor

Purpose & Scope of the Role As an M&E Asset Building Surveyor you will deliver detailed surveys and condition assessments of mechanical and electrical building systems (HVAC, electrical distribution, fire protection, plumbing, lifts and associated plant). You will capture accurate asset data using digital survey tools and asset management platforms, contribute to lifecycle planning and register upkeep, and produce clear, actionable reports to support compliance, maintenance and replacement forecasting across multiple client sites.
Your Impact in this position You will improve client confidence in asset information, enable evidence‑based maintenance decisions and support cost‑effective asset lifecycles. Your survey findings and recommendations will feed into compliance programmes, budget forecasting and asset replacement plans, helping clients reduce risk and optimise operational performance.
Core Capabilities
- On‑site Survey & Inspection: Deliver thorough, technically accurate M&E surveys; record condition, specifications and lifecycle data; produce concise, professional survey reports.
- Asset Data & Digital Tools: Use asset management software and digital capture tools; prepare datasets and visualisations (Power BI experience desirable) to inform decision making.
- Compliance & Standards: Interpret relevant regulations and standards; highlight non‑compliance and recommend remedial actions aligned with health, safety and security requirements.
- Stakeholder Collaboration & Client Service: Work effectively with clients, facilities teams and senior engineers; present findings clearly and build trusted relationships.
- Project Support & Development: Support project delivery under senior guidance; mentor/junior staff when required and pursue ongoing professional development.
Training, Qualifications & Experience Essential: practical knowledge of M&E building systems, experience in asset management or building services engineering, competent IT skills, valid driving licence and willingness to travel. Desirable: trade or design background in M&E, experience with web‑based platforms and Power BI, previous FM/outsourced asset management experience. Eligible for DBS/SC checks.
Working Environment Based in Leeds or Manchester with regular UK travel (including London); occasional international assignments.
